Hi everyone,
I am consistently hitting a “Failed to load app” error when trying to use the preview/managed app feature in the new AI Studio. Clicking “Retry” simply reloads the same error message.

Troubleshooting performed: I have tried clearing site data, cache and refreshing, but the loop persists.
Has anyone found a workaround for this today? Is this a known outage related to the recent Gemini 3 framework updates? Feb 18th, 2026.
